Hull’s Princes Quay to pioneer mixed outlet and full-price concept

Hull’s Princes Quay shopping centre is to be revamped and repositioned in a major £20m scheme that will create a new urban centre waterfront concept. The 300,000 sq ft space will combine full-price shopping with outlet stores, entertainment and dining.


Princes Quay will be a trailblazer for outlet and full-price retail


It will be the first time in Britain that a dedicated outlet shopping has been mixed in with full-price stores. The developers said 55% of the new outlet mall has been let already with Next to be an anchor tenant, opening an 11,000 sq ft store.

The 51,000 sq ft Outlet Deck will add 24 new brands to the centre’s current offer and in line with mixed-use trends, there will also be a Harbour Deck dining hub with seven additional restaurants and cafes.

Princes Quay already has a cinema and a number of major name fashion stores including Primark, Topshop, Monsoon, JD Sports, Foot Locker, Claire’s and River Island. It has space for 900 cars.

It is being developed by fund/asset managers Seven Dials and Realm with Realm managing director Colin Brooks saying the new plans are expected to boost footfall further at a mall that is already seeing rising visitor traffic. It currently gets around 5m visitors a year.

The work on the mall started this month and will continue until next summer with Princes Quay remaining open during the refurbishment.

Brooks also said the plans could be a template for further urban regeneration schemes if successful.

The move is part of a major regeneration scheme for Hull that is seeing massive investment in the city centre. Hull will be the European City of Culture 2017 and will benefit from a new 3,500 capacity music and events venue adjacent to Princes Quay that should also boost traffic to the mall.
